What this job involves
We are currently seeking a dynamic individual for the role of Assistant Project Manager to join our team:
Location: San Juan, Puerto Rico.

Work schedule: Monday to Friday, 8:00 am to 5:00 pm.

Work model: Hybrid.

Contract Type: Indefinite-term.

This role is responsible for overseeing the implementation and execution of construction projects. The successful candidate will be responsible for managing small, ground-up projects, including programming, design, entitlements, bidding, permitting, and construction management. The Project Manager should be proficient in managing projects up to 25,000 rentable square feet (RSF), with the potential to assume responsibility for projects up to 75,000 RSF.

What is your day to day?
Organize daily work with assigned team leader: Ensure that tasks and responsibilities are properly distributed among team members, set clear goals and deadlines, and provide support and guidance to the team leader to ensure smooth project execution.
Assist in all PM administrative needs: Handle various administrative tasks such as scheduling meetings, organizing documents and files, managing project documentation, and providing general support to the project manager to ensure efficient and organized project management processes.
Coordinate sub-contractors bid process: Facilitate the process of identifying, evaluating, and selecting subcontractors for the project. This involves gathering proposals, organizing bid meetings, and collaborating with subcontractors to ensure a smooth bidding process.
Develop and maintain effective relationships with stakeholders: Foster positive relationships with representatives from occupant organizations, facilities management, information systems, service providers, and other relevant parties involved in the project. This includes regular communication, addressing concerns, and finding collaborative solutions to ensure project success.
Issue periodic project progress reports: Prepare and distribute comprehensive reports that provide an overview of the project's status, including milestones achieved, challenges encountered, and future plans. These reports help stakeholders stay informed and make informed decisions.
Review and process subcontractor and vendor payments: Manage the financial aspect of the project by reviewing and processing payments to subcontractors and vendors in a timely manner, ensuring adherence to budgets and contract terms.
Oversee the full project lifecycle from planning to completion of construction: Take charge of the entire project lifecycle, from initial planning stages to the final completion of construction. This involves coordinating activities, monitoring progress, and ensuring that the project stays on schedule and within budget.
Manage project budgets and financial analysis: Work closely with the project manager to develop and maintain project budgets, conducting regular financial analysis to track expenses, forecast cash flow, and identify areas for cost optimization.
Assemble and manage teams of consultants and contractors: Collaborate with the project manager to identify and assemble the necessary team of consultants and contractors for the project. This includes negotiating contracts, managing relationships, and ensuring effective collaboration among team members.
Provide on-site supervision and ensure project performance criteria are met: Take a hands-on approach by providing on-site supervision to monitor progress, ensure quality control, and troubleshoot any issues that may arise. Additionally, ensure that project performance criteria and objectives are met, meeting client expectations and delivering successful outcomes.

Required:
Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.
Proven experience in project management, particularly in overseeing construction projects through all stages.
Strong understanding of project management principles, processes, and techniques.
Advanced level of English.
Excellent organizational and multitasking skills, with the ability to prioritize tasks and meet deadlines.
Effective communication and interpersonal skills, with the ability to build and maintain relationships with clients, consultants, contractors, and vendors.
Proficient in using project management software and tools.
Strong negotiation and conflict resolution skills.
Knowledge of local building codes, regulations, and permits.
Demonstrated ability to work independently and make sound decisions.
Availability for occasional travel to project sites.
