Community Manager
Duties:
- Oversee the day-to-day operations of the community, ensuring a high level of customer service and resident satisfaction.
- Manage and coordinate maintenance requests, work orders, and repairs using a Computerized Maintenance Management System (CMMS).
- Perform data entry and maintain accurate records of resident information, lease agreements, and financial transactions.
- Assist with facilities management, including coordinating maintenance and repairs, conducting regular property inspections, and ensuring compliance with safety regulations.
- Handle property leasing activities, including conducting tours, screening applicants, preparing lease agreements, and coordinating move-ins and move-outs.
- Provide administrative support to the real estate team by preparing reports, managing correspondence, and maintaining files.
- Answer phone calls and emails professionally, addressing resident inquiries, complaints, and requests in a timely manner.
- Negotiate lease renewals and rental rates with current residents to maximize occupancy and revenue.
- Utilize property management software such as Yardi or OneSite to track leasing activity, generate reports, and manage resident accounts.
- Resolve conflicts or disputes among residents or between residents and management using effective conflict management techniques.
Experience:
- Previous experience in property management or real estate administration is preferred.
- Strong organizational skills with the ability to prioritize tasks and meet deadlines.
- Excellent phone etiquette and communication skills to interact effectively with residents, vendors, and team members.
- Proficiency in CMMS software for maintenance tracking and reporting.
- Knowledge of facilities management practices and basic understanding of building systems.
- Familiarity with property leasing processes including applicant screening, lease preparation, and move-in/move-out procedures.
- Ability to negotiate lease terms and rental rates to maximize occupancy rates.
- Experience with property management software such as Yardi or OneSite is a plus.
