Residential Maintenance Manager -

HOURS: 7:45 am -3:45pm – some on-call and weekend work during high peak season- ½ unpaid lunch break

LOCATION: 352 South Main Street, Stowe, Vermont

JOB DESCRIPTION: Performs a variety of routine and preventative maintenance work, repair duties and house checks for multiple residential vacation homes. Position is considered "essential" personnel during emergency situations and/or inclement weather conditions.

ESSENTIAL DUTIES AND RESPONSIBLITIES:

  • Performs bi weekly house checks, and bi weekly trash pickups as scheduled by the office
  • Performs weekly hot tub checks
  • Performs a variety of routine and preventative maintenance and repair duties including but not limited to; painting, minor repairs to heating, ventilation and air conditioning systems, electrical, lighting, plumbing, pool, boilers and pumps, snow removal, and other household systems.

Changes lights bulbs and batteries as needed while checking operations on a weekly basis.

  • Completes work orders and maintenance requests as scheduled by office.
  • Creating to do lists for each property as needed and submitting to office for scheduling
  • Takes care of minor repairs immediately as they arise if possible
  • Recording and documenting all tasks completed daily
  • Submitting all completed work orders, completed tasks and maintenance records daily.
  • Completes on call shifts as needed.

Ability to establish and maintain cooperative working relationships with those contacted in the course of work; work independently; and the ability to give clear and concise instructions to co-workers.

  • Knowledge of methods, materials, and equipment used in maintenance work; principles and practices of household maintenance and safe work practices.
  • Knowledge and understanding of electrical (120, 277,240 480V), general plumbing, HVAC, mechanical systems, and preventative maintenance and repairs.
  • Ability to perform routine and complex building maintenance duties; clean and care for assigned areas and equipment; use a variety of maintenance equipment and materials; and perform minor repair of furnishings, fixtures, and equipment.

REASONING ABILITY Ability to solve practical problems and deal with a variety of concrete variables in all situations. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

PHYSICAL DEMANDS

The employee frequently is required to drive, stand, walk, sit, and reach with hands and arms. The employee is occasionally required to shovel, climb or balance; stoop, kneel, crouch or crawl; and taste or smell. The employee must regularly lift and/or move up to 75 pounds. Specific vision abilities required by this job include close vision, color vision, and depth perception.

WORK ENVIRONMENT

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; and outside weather conditions.

EDUCATION AND EXPERIENCE: Must be at least 18 years of age by date of hire. High School Diploma orGED. Minimum of 3 years hands on maintenance experience and/or training. General knowledge of electrical, plumbing, painting, light construction and HVAC required.

CERTIFICATES, LICENSES, REGISTRATIONS Certification/training in HVAC preferred but not necessary.Must possess a valid driver's license and a good driving record. Must pass a background check.

KNOWLEDGE, SKILLS AND ABILITIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and information required for data entry into software package. Ability to understand and follow oral and written directions.

Job Type: Full-time

Pay: $52,000.00 - $58,240.00 per year
